Conversion of a 1970s office building into a modern apartment hotel offering a variety of spaces suitable for work and business.

Prior to construction works, the original ten-storey building was demolished, with the existing steel columns at the first underground and first above-ground levels being left intact. At the same time, elements containing asbestos fibres were expertly removed, including facades and fire protection cladding of the steel structure.

The new building has one underground and twelve above-ground levels, with the first underground level housing office premises and hotel facilities. The first above-ground level is partially divided by a mezzanine, and in addition to the entrance lobby with a café, there are coworking spaces. The rest of the levels house residential apartments.

The original building’s supporting steel structure has been replaced with a reinforced concrete frame. A distinctive feature of the building is its all-glass curtain wall aluminium façade with LED lighting. The building has been equipped with a comprehensive energy management system, designed to optimise energy consumption while ensuring guest comfort is maximised.
