A unique reconstruction of a historically valuable building in the center of Prague.
This singular residential complex offering luxury apartments in Old Town was created by renovating and completing construction on a complex comprised of three historical buildings with an interior courtyard and constructing a new apartment building. The architectural goal was to create a unique space for living while doing the utmost to preserve the character of the location, whose current appearance dates back to the mid-19th century. The complex offers 1 studio and 12 luxury apartments with floor areas ranging from 131 to 412 m2.
In serious disrepair, the historically protected buildings underwent comprehensive reconstruction, which included preserving roof and ceiling beams, renovating or replicating windows, taking measures against ground moisture, and repairing facades. The existing buildings have three or four above-ground floors; only Building C is partially equipped with a basement.
Innovative approach
The reconstruction employed Professor Václav Rojík’s method for structurally reinforcing ceiling beams, which uses cantilevered support beams to pre-stress cross beams.
The new apartment building has a conservative symmetrical shape with one distinct feature being its facade overlay from sheet metal with organically shaped perforations. The new building has one underground floor with parking and seven above-ground storeys with housing units. The building’s waterproofing system is created using reinforced concrete construction with “white tank” characteristics. All the vertical and horizontal construction is created from monolithic reinforced concrete.
