- Building Research Establishment Environmental Assessment Method is a standard of building design focused on sustainability and environmental impacts. The assessment concerns the specification of a building, its design, construction and use.
- Ecosite is an environmental quality label awarded to construction sites of the Bouygues Construction Group. It declares the compliance with the established environmental policy, which aims to reduce the environmental impacts of building construction.
One of the first projects in Prague awarded the BREEAM certification for sustainable buildings.
The office building is located in a newly created Prague district – CITY WEST. Six aboveground floors offer 17,000 m2 of office space, the seventh floor is designed to house mechanical equipment and four underground floors have 5,700 m2 of parking space and a car wash. The building is rectangular in plan with three wings forming an H-shape, which creates semi-enclosed green atria providing natural light for maximum office space.
A foundation slab 700 mm thick constitutes the foundations of the building and its structural system features a cast-in-place reinforced concrete skeletal frame complemented with POROTHERM masonry. The building envelope is a combination of a glass façade and ETICS, the eastern and western sides of the façade are cladded with DEKLAMELA façade system. Windows have aluminium frames and sheet-metal components are made of titanium-zinc alloy. The façade also has a distinctive architectural feature in the form of a frame cladded with ALUCOBOND panels, which surrounds the northern and southern side of the building thereby creating a „screen“. Roofs are designed as a flat inverted roof system.
In numbers
- 17 000 m2 of office space
- 5 700 m2 of parking
Thanks to the use of modern building management systems, the building falls into the category of „smart buildings“ as it is able to automatically change the settings of window blinds and lighting, heating or cooling systems based on current weather conditions and office space occupancy. As one of the first projects in Prague the building was awarded the BREEAM environmental certification for sustainable buildings at the level of VERY GOOD.
