Construction of a New Care Home Begins in Hořice: The SeniorGarden Facility with 130 Beds to Open in Summer 2027

Construction of a new care home for seniors, SeniorGarden, has been officially launched in Hořice. The project is being developed in cooperation with the ESG SeniorCARE investment fund, the development company Linkcity Czech Republic and the construction firm VCES. The facility, with a capacity of 130 beds, is scheduled to open in August 2027, approximately a year and a half after construction began. The total investment amounts to CZK 200 million.

New Places for Seniors and Employment Opportunities

Demand for residential social care services in the region, as in the rest of the Czech Republic, has long exceeded available capacity. Current waiting times for placement in a care home for seniors can be up to two years, and approximately six to twelve months for homes with a special care regime. The new SeniorGarden care home in Hořice will provide 130 additional places, thereby expanding the availability of services in the region. “We see the construction of a new care home for seniors as an important step towards strengthening the availability of social services in Hořice. Discussions are also underway with investors to ensure that the project does not disrupt the operation of state-run facilities,” says Martin Pour, Mayor of Hořice.

As early as August next year, the SeniorGarden care home will bring not only much-needed residential care capacity to the region, but also new job opportunities. “Together with the almost completed facility in Pardubice, this will be the fifth care home for seniors that we are developing under the SeniorGarden brand. As with our previous facilities, we are also planning close cooperation on staff recruitment and workforce planning in Hořice,” said Zdeněk Fiala, M&A Director of the ESG SeniorCARE investment fund.

Design of the New Care Home

The facility will provide high-quality social and healthcare services for seniors. The building has been designed with an emphasis on functional layout, clear spatial organisation and solutions that facilitate everyday operations and make orientation easier for residents. “When designing SeniorGarden care homes, we draw on the practical experience of operating existing facilities. It is essential that both residents and staff can easily find their way around and that the spaces support a normal daily routine. That is why we work with clear zoning and visual elements, such as colour-coding different parts of the building to aid orientation,” explains Jiří Dušek, Director of the SeniorGarden care home network.

The care home will be energy-efficient and, thanks in part to rooftop photovoltaic panels, will achieve an energy performance rating of PENB Class A. The site will also include electric vehicle charging stations.

 A Joint Project Supporting Local Development

“For us, the care home for seniors in Hořice is above all an example of how development should work today – not merely the construction of buildings themselves, but the conscious creation of an environment that has long-term value for the location and its residents. As a developer, in cooperation with GEBAS Atelier Architects, we have delivered the project fully turnkey – from design through the permitting process to construction – and conceptually embedded it within the broader transformation of the area on which we are working. From the outset, we also recognised the strong value of linking residential housing with social services, which together form a balanced and functional whole. The project therefore complements not only the spatial structure of the area, but above all responds to the growing need for high-quality care for seniors,” says Kristýna Zavrtálková, Chief Executive Officer of Linkcity.

Construction Progressing According to Schedule

“The SeniorGarden Hořice project has been progressing according to the approved schedule since the site was handed over on 9 February 2026. As of today, we have completed the foundations of the building, including all 53 piles with depths of up to 17 metres and a diameter of 750 millimetres, as well as earthworks, underground drainage and a substantial portion of the base concrete works,” said Zdeněk Pokorný, Chairman of the Board of Directors of VCES a.s. “Another major milestone will be the completion of the building’s structural shell at the beginning of October this year. We plan to complete the entire project, including final approval, by 9 August 2027,” Pokorný added.
